Tenant Placement:
After conducting market research to ensure accurate pricing, we will strategically market your property and thoroughly screen potential tenants to make sure that we execute leases for only the most qualified renters.
Maintenance & Repairs:
Our team of highly skilled maintenance technicians and quality contractors are available around the clock to handle any issue your property may face. Because we keep our contractors working, they respond quickly and charge very competitive rates. Should you have a contractor you like, we are happy to work with them as well.
Rent Collection & Owner Distributions:
Our online management platform makes rent collection and owner distributions seamless. Tenants log on each month to pay rent, and once rents are paid and expenses deducted, net rents are direct deposited to owners.
Bill Pay & Utility Reimbursements:
We will handle any bills associated with your property, from utility bills to mortgage payments, adding expenses to tenant ledgers when necessary.
Owner Communication:
We work closely with each owner to make sure expectations are met. Along with rent deposits, we provide detailed monthly owner reports outlining income and expenses. Through our owner portal, you can access additional reports, such as delinquency and lease endings. In addition to handling monthly operations, we are always looking forward: how can you increase profitability? What upgrades may increase your property’s value?
Tenant Relations:
Through our online portal, we will be in constant communication with your tenants, fielding maintenance requests and alerting them to important property-related issues. When necessary, we write delinquency letters and handle all aspects of the eviction process. Our primary concern, however, is making sure tenants are happy and paying their rent on time!

Dave Femia
President
Dave got his start in property management almost 20 years ago at a small real estate firm in New York City. After managing residential and commercial properties throughout Lower Manhattan, Dave took a position with The Corcoran Group and spent several years renting and selling high-end residential properties. After starting a family, Dave moved to Philadelphia and joined a leading development group as Residential Property Manager, where he spent over six invaluable years getting to know the Philly landscape and forming relationships with hundreds of vendors. In 2013, Dave went out on his own, launching DF Management. With his extensive management experience, combined with a strong background in construction and operating systems, Dave quickly built a reputation as a hands-on manager with integrity and local market expertise.
Rebecca Weinberg-Femia
Managing Director
Rebecca’s management experience spans almost 25 years, first in the private sector managing executive-level conferences throughout the U.S. and Latin America for Fortune 500 companies, then in New York City managing media-related educational events, and mostrecently in Philadelphia’s nonprofit world, where she created and ran fundraising events and public awareness campaigns. She joined Dave to launch DF Management, where she manages day-to- day operations so that Dave can spend his time out in the field. Born and raised in Center City, Rebecca is a graduate of Columbia University and has a master’s degree from the University of Pennsylvania’s School of Public Policy & Practice.
Jessica Hoffman
Office Administrator / Tenant Liason
Jessica's interest in management and real estate began during her time at Temple University, where she earned a degree in Community Development. After three years of navigating the non-profit real estate development world and serving as an AmeriCorps VISTA, Jessica transitioned into property management with DF. Her knowledge of city and state public programs and services, in addition to her background in non-profit development, serves her well as an office manager here at DF management.

While new to the field, I have always had an interest in real estate since a child from watching all of the home shows on TV. I never thought it could be a career for me until I was given a chance by DF Management to be a property manager. DF Management has given me the opportunity to propel into the vast world of real estate and learn many important functions of the field. From giving guided tours to prospective tenants and flipping properties for move-ins, to understanding how each and every property operates. I am learning something new everyday which is exciting for me. Investing in real estate has become a main goal of mine and everything I have learned is getting me closer to that!
Amber Gooden
Bookkeeper
Amber has been providing quick, thorough and accurate bookkeeping services for over 15 years. After getting her start in her family’s business in New Mexico, Amber moved east and went on to work in the construction, real estate development and legal industries before bringing her bookkeeping expertise, incredible work ethic and sunny disposition to DF Management.
